THE ROLE YOU WILL PLAY:  Assistant Project Manager (hotel / hospitality projects)
Assistant Project Manager needed for hotel construction in Southern California.Projects range from Orange County, San Diego, Inland Empire and Los Angeles.  Initial project in Rialto however position is based in Costa Mesa.
 
POSITION PURPOSE:
To effectively assist in the planning and supervision of renovations and new construction hospitality projects to ensure projects complete on time and on budget.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Assist in overseeing the construction teams to ensure timely delivery of projects within budget.
  • Work with PM and Superintendent to create and maintain construction schedule using MS Project.
  • Assist in the creation of project budgets from SD phase through CDs.
  • Responsible for construction purchasing including bidding, contract issuance, and management/minimization of change orders. Negotiate with vendors to achieve profitable agreements.
  • Participate in entitlements for new construction projects with VP of Design & Construction.
  • Ensure efficient and accurate contract administration and contract payments.
  • Oversee the timely facilitation of all shop drawings, submittals and RFIs.
  • Work with Superintendents to ensure adherence by all site personnel to OSHA, State and Federal, requirements.
  • Ensure all documentation required is in place and current including but not limited to SWPPP inspections and plans, daily logs, safety meeting records, etc.
  • Ensure all documentation for Commissioning Agent is secured in a timely manner to avoid delays in project completion.
  • Responsible to ensure all close out documents are obtained and complete.
  • Manage assigned project tasks for existing properties.
  • Some travel will be required. 
 
BACKGROUND PROFILE: Assistant Project Manager (hotel / hospitality projects)
SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES:
  • Minimum 3 years of experience in construction management. Hospitality experience preferred.
  • Any combination of education, training or experience equivalent to graduation from college that provides the required knowledge, skills and abilities. College degree preferred.
  • Demonstrated ability to successfully complete projects on time and on budget.
  • Understanding of construction procedures, documents and materials, and project management responsibilities.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • Proficient in Microsoft Office and MS Project. Familiarity with construction management software.
  • Possess a valid California Driver’s License.
  • Ability to travel to client locations
  • Long hours are sometimes required
